Shared Equity?

Hi there,
I am a first time buyer who has seen a shared equity property I would be interested in. I have read a few places that the participating mortgage companies take the government loan part of the house as the deposit. Is this true?
Any help would be appreciated to get over the HUGE deposit needed else.
Thanks
