  • I live in the north east and no way is property selling. The same houses are for sale 4 months ago. Most of the houses that are "going cheap" at auctions are due to be demolished or they have a reputation because of "problems" with families that live there.

    boom and bust cycles will go round again, and again. The difference this time is the media love of interviewing people who have lost their homes who utter the immortal lines such as: "no-one told me i shouldn't borrow that much" and "they should sort it out"

    one day, i'll learn who 'they' are :rolleyes:

    in the meantime this is some desperate ea's trying to re-kindle the greed in whatever remains of the property investor market
    I am a building surveyor and will provide advice based upon what you tell me. It is just that, advice and not instructions. Based on the fact you're getting it for free expect it to be vague! :D

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    some houses in my area now are dropping close to 2003 prices and thats only after a year of dropping......

    I prefer it when in the market nickers start dropping all around me, however not the rise follows shortly after.

    Wishful thinking I think. The point you and many others seem to miss is that House prices have been in a bubble for a few years. That means they were artificially inflated by easy credit and speculation. Like tulips, classic cars, stamps, fine wines, whisky barrels and ostriches. Bubbles do NOT reinflate. They can NOT recover.

    Spring 2010 the drops may tail off - another 20-25% by then? Whenever they stop falling, they will not rise again, apart from normal inflation / wage related levels.

    It's not just you who are hoping for recovery, many STR's and renters think that when they buy at the bottom house prices will magically 'recover'. It's all over now. A house is slowly returning to being a home.

    Geoff - funny that you call it propaganda when it suits...

    I'm not saying that they are right or wrong but what I am saying is that you can't say it's propaganda when it doesn't suit your point of view.

    Either it is propaganda or it isn't but you can't use estate agent quotes to suit you and the criticise when it doesn't.

    How many of these 'experts' predicted that the house price bubble would burst and that values would collapse.

    None.

    Yet thousands of ordinary people have been predicting just that for years.

    Being a used car salesman doesn't make you an expert on cars.
    Working for a hire-purchase company doesn't make you an expert on the car market.

    Its the same with the housing market. Estate agents and bankers are just oily spivs in cheap suits with a vested interest in talking the market up.

    Worse than that they are liars, because they know full well that house prices will carry on falling for another 3 or 4 years, followed by a few years of stagnation.

    They're either liars, or completely deluded. Either way, they are not to be trusted.

    Do NOT listen to the 'experts'!
