    yes the property is already let, thats an interesting point about the forces thing i think that will be a good bargaining tool
  • Unfortunately as you have already let the property the only option for you on a remortgage is on to a buy to let mortgage. These are as you are aware now limited really to 75% so may not be an option.

    A lender would give you a residential mortgage and then consider CTL later if your circumstances change but no lender will offer a residential mortgage on a property already let out as this is clearly not residential.

    Your best bet is to stick with NR on the standard variable, the rates lower than most buy to lets anyway.

    unless as others are sayin where they will let me as my work provides me with housing now. I would like to think we can get a residential mort under these terms as BTL is not an option as rates are too high and worry about NR raising rates in the future??
