There are other lenders that will also lend money over and above the value of your property - Northern Rock are not the only lendersI am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. I know ppl that have this morgage, the way they see it is they were renting and wanted to buy somewhere, they had debts.. but even with the debts and the new morgage they will still pay less per month than when they were renting.Debt free and plan on staying that way!!!!0

The salary multiples they will lend on look to be about 3.6; less than some other lenders.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. i have nothing but praise for Northern Rock. Time after time, with clients of all backgrounds use this mortgage. The unsecured reserve fund is a godsend for dsome people and will ultimately be lower than any personal loan rate. this doesnt mean you have to have 30% or £30K, but can be used at any time. You only pay interest on the money drawn down.
As mentioned b4, FTB with any credit balance will benefit in the short term by consolodating, not stumping up any deposit and reducing their monthly outgoings until their 5 yr fixed rate ends.
Silvercar, I don't agree with your comment. I have know N Rock last week to go 4.6 sole income on someone earning £15000. They will go up to 4.5 joint, albeit fixing you for 5 years.

I got the 3.6 multiple by trying some figures in the boxes on the web page- their figures not mine.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. As I don't know your circumatnce I cannot comment. They have an Enhanced Income Multiple (EIM) dept at Northern Rock. If your still in the process ,maybe worth giving them a try.
