    If it was not a personal loan and I had the £ in the bank / gift from family, would that make a difference?

    I hope you mean it would actually be a gift from family rather than you taking a loan and claiming it was.

    Well it would be possible, assuming you have a family member that wants to clear your negative equity, pay a deposit, pay your estate agents fees, legal fees for the sale, legal fees for the purchase, valuation fee, etc.

    You mentioned moving to a larger property so you'd already be looking at around £40k minimum- I assume you have generous family.
