Hmm, might've found a catch for me going direct
Free legal work if you are borrowing between £50,000 and £999,999 for a standard remortgage

My mortgage is too low by the sounds of it :(

There is no fee beecher on the offer I've been given.

Yeah that's what I'm saying - your offer has no fee but the 10 year fix mentioned has. Fee free 10 year is 5.39%

You sound very similar to me - I have 14 years and 7 months left on a £40,000 mortage. The £999 fee would put me off I think. Would you be able to pay it off or have to add it to the mortgage? The amount you'd save over the 7 year deal would be minimal, and the fact that it is fee free is very much a positive.

Whether 4.99% with £995 fee or 5.29% with no fee is best depends on the size of the mortgage. As I will be borrowing £200k the fee is less relevant than for yourself.

    Isn't it £5,000 to £999,999?

Edit/ Ignore that! you can borrow from £5k but as you correctly stated free legal work is only for £50k+
