You are able to find another, you have the skills/abilities to get 1
  • what about the rental market isn't it doing ok, it could be a temp step until the market picks up
  • Ok.....so I had my initial meeting today and was told that they are making my role redundant. They have asked me to think about a different role within the office BUT there would be a £4000 pay cut and the role does not come with a company car or allowance and the hours are different.

Now I cannot get there without a car......it's 40 miles away from where I live SO.....where do I go from here, I know I cannot afford to do this alternative role but if I turn if down where does that leave me? Would this mean that they don't have to offer me a statutory redundancy and does it effectively mean that I have resigned if I dont take the job?

    I'm very confused now
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

If the job isn't suitable and not similar to what you're doing now, then I believe you have the right to turn it down, and they'll have to make you redundant. How long have you been working there? You should at least get your notice period, so that buys you some time to sign on, and start looking for other jobs.

The skills of an EA aren't unique to that job. Perhaps some other type of sales job?

As for the car, due to the credit crunch, I've seen quite a few bargain cars for people needing cash, so you could buy tax and insure one quite cheaply. A pay cut isn't ideal, but would probably be better than job seekers allowance. Is public transport an option?
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

Been there 2 and a half years so will probably get about £660 redundancy.

Unfortunately I have no spare cash at all or I would buy a cheap car.....I've certainly seen some bargains around too!

Public transport isnt an option, there isnt a direct bus, there is a train but I live in a little village and would need to get taxi from home to station and then the same on the return journey....on the salary they have offered it I just couldnt afford it OR get back to the village in time to pick up my Daughter from childcare that finishes at 6.30!

I've thought of all options and just can't see me being able to survive on that salary....in fact net pay would just cover my mortgage, bills and food leaving nothing for childcare, petrol or anything else.

MissM - don't dismiss the job offer out of hand it may be VERY hard to get another at the mo.

Check out entitled to to see if you would get increased tax credits and maybe buy a bike to get you to the train station? (only doable if only a few miles).

You could just buy a banger for the meantime.....

  • You're not on the scrap heap at all. I'm 10 years older than you and got made redundant in August after nearly 12 years in my job. Since redundancy, I've been earning good money temping. I'm in an ongoing temp role and am really enjoying it. I was in a specialist area before and thought I was on the scap heap but the agencies never stopped hassling me. Just need to be a bit flexible. I'm learning new skills which I feel will help me in the future.

    Chin up and good luck.

    Hey MM

I too was an Ea for about 5 minutes and was crap at it! So left and did some other stuff .

I worked for a hips seller for a while which might be an idea? Although I bet those roles might have been filled by conveyancers, as of course theyve been hard hit too. but worth a look. Also with the EPCs come in on commercial & rental properties there might be a need for those still although be vcareful as youll have to pay for the course yourself ( unless DWP will pay?)

Property management still has vacancies, I work in that now and much prefer it to sales. But if you are good at sales, and only you know whether you are good at sales or just been riding the boom ( certainly some EAs I worked with were boomriders, certainly not good at selling) There are still lots of sales jobs around, however where you live sounds rather remote?

The thing is oyu need to look at is your key skills.

I was in social work before EA and the transferrable skills were -
    organised
find it easy to work in and out of the office
    team and independent working
    enjoy working to targets
a long history of dealing with very stressed and difficult people :D

Its my view that actually getting and progessing that sale to exchange is a hell of a lot harder than getting the offers. So you sohuld focus on those sorts of jobs that have a strong negotiating aspect, and play to your strengths.

There IS something out there for you- of course there is. It might take time but most of all it WILL TAKE CONFIDENCE! and i bet this is in short supply- certainly sounds like it.

    GL X
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast

Miss M - regarding the redundancy situation and the alternative job offer, seek some advice from ACAS as they will let you know your rights.

Don't ever think that you are on the scrap heap, I was made redundant in August 07 after 12 years doing a job that I thought I loved, admittedly due to my age and the fact that I am disabled has meant that is has been difficult for me to find alternative employment, however, I badgered the jobcentre to get them to pay for a home-study course in wedding planning, I am only doing it to get the logo for my website and stationery, with the jobcentre's help I have now set up my own business and am part way through the 6 month test-trading period.

You have said that you cannot afford a car to get to work and that there is no public transport from the village, have you thought about getting a bicycle and cycling to the railway station and then cycling from the station at the other end into work? It will be a cheaper option than buying a car and will keep you fit at the same time. Personally, I think you would be better off accepting the alternative even if it is for a short while until you find something else rather than going on the dole where you will have even less money but you will be able to get council tax benefit but I don't think they will pay towards your mortgage. Also £4000 may seem like a huge drop in salary but in reality it isnt especially when you will pay less tax than you do now.

If you are having difficulty in making ends meet, nip over onto the DFW board and post your Statement of Affairs and look at the Moneysaving Oldstyle board for tips on meal planning etc.
