I have just finished a variable tracker 2 year deal with Halifax of .25% above the BOE BR. I have 7yrs 8mths left and owe about 55K on a 280K property. The mortgage is split repayment/interest with 20K being interest only. My endowment should well exceed this amount. Halifax have offered me a deal to take me through to 2012 with a tracker starting at 0.95 above BOE BR until Mar 08, 0.75 above until Mar 10 and 0.65 until Mar 12. There is a 3 year tie in with penalties on a sliding scale of 3% yr 1, 2% yr 2 & 1% yr 3. Importantly there is no fee and I can overpay up to a certain amount each year which appeals. At this relatively late stage in my mortgage should I settle or does it still pay to be a tart? Any advice please.

It can't do any harm to look at what else is available.
Just remember that if you find a good deal for 2 years you could be tarting again after that with further costs.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
