If you use one room as an 'office' for your work at home you can claim a proportion of all utility bills - council tax, water etc etc. If you have 4 rooms in your house (excluding kitchen and bathroom I think) you claim 1/4 of bills, 6 rooms would be 1/6 of bills. If you rent the property you should be able to claim a proportion of the rent. There is a very helpful tax helpline for the self employed.0

But isn't there a potential problem if you use one room exclusively for work, in that when you sell the house there's a CGT liability? I believe that to ensure this can't be argued, some people keep the spare bed in the spare bedroom, even if it's never used for guests, IYSWIM.crazymum wrote:If you use one room as an 'office' for your work at home you can claim a proportion of all utility bills - council tax, water etc etc. If you have 4 rooms in your house (excluding kitchen and bathroom I think) you claim 1/4 of bills, 6 rooms would be 1/6 of bills.
