Help - tax reband - evidence

in Cutting tax
It`s been sugested that my house could be reband if I send a letter with some more supporting evidence. Now I don`t know what that could be , pub opposite of us, shared parking, very bussy main road outside of my house not extended as my neighborous have done.
Please can anybody help with any evidence they can think of . I realy want to go down with the band and get a reband.

Look also for comparables, check out that website that was posted on this site a few days ago, they go back to 1995 for sales, which could help.
Also check the bandings of similar type properties on your street, are they in a lower band?My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.0 -
1995 house prices aren't that much help, they'll usually be much lower than 1991 prices (1 Apr 91 is date Valuation Office Agency uses for prices to band houses) and although VOA has access to these they are not in public domain, are exempt from FOI but can be disclosed if a valid appeal has been made. Being opp a pub is the one that is most likely to have an effect on price, but if value of your house is at top of band then probably it won't be enough to reduce it to a lower band.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

1995 house prices may help, as it may give an indication if banded too high or low. EG, if next door sold for £55,000 in Feb 1995, and is in a Band C, there is a good possibility it should be B and you could use that as an argument, so I think they would be a help in such a case.

This is wrong - see Lincroft's remarks above, prices fell between 1991 and 1995, therefore a house worth £55K in 1995 would have been worth MORE in 1991 and in this example would have been comfortably in band C.
That said, I'm not aware of any online sites that have 1995 sales on.0 -

VOA have access to 99.9% of all property sales in Britain, so they can check any sales of neghbouring houses.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
