How reliable is Zoopla for valuations?

    £104,737 is the estimate for one bought by the local BTL king for 111500 in may.

    The problem with zoopla is that it doesn't distinguish between ordinary sales and desperate ones. I know of a couple of houses on there bought by buy-me-quick operatives that are bringing down the price for the immediate area. There is also another raod where a few houses have been knocked down and rebuilt that are leading to ridiculous upgrades in valuations.

    I suppose if you know the houses and can discount the odd valuations, then it gives an idea though it does have a lag and it does exagerate changes (up and down).

    I've just checked Zoopla again, I told them how inaccurate their site was, my property is now 'worth' in the region of £248k9 (I wish), while my neighbour's house, exactly the same, is showing £261k.

    Yeah well to be honest, there is house next door to us, unoccupied which was bought by a couple last year as a buy to let, they paid £8K more than ours but it needed more work like internal walls taking down and new external doors and the garden is a complete jungle. but zoopla says it is worth nearly £5000 more than ours. yet it is in need of the same work probably and unoccupied. and the house next door to that one is worth £20K more than mine but it is fully refurbished more or less.

  • I just checked it and it says that my house has come down about £50K in the past year, yet it is worth £62K more than I paid 3 years ago. Hmmm me thinks it is not very reliable!

    Its rubbish. A call to 3 local EAs is a much better guide. EAs know what hones are worth without visiting in most instances.
