Mortgage Comparison Sites

I've been looking around for fixed rate deals and two comparison sites have pointed me to the Principality Building Society and a fantastic rate of 3.99%. Sadly when following links to their website the cheapest rate is over 5% so where do the comparison sites get this mythical rate from?

i've seen that deal via the fool website the deal did have a arrangement fee of around £5000 though, also saw a 0% deal via there too.

I guess if you see a deal you like then click the apply button via the comparison website
