    had bad experiences with advisors in the past, so im open to recommendations.

    every advisor is not bad, ive had a bad dentist in the past but it doesnt mean all dentists are bad.....ask yr friends or family (someone u trust) to refer you to their advisor, a recommendation is the best way to go

    obvioudsly with it begin 3 storey, finding similar matches is rather difficult.

    What are you realistically hoping to achieve as most properties are being down valued.....i had one today should have been 165k came back as 130k, surveyors are erring on the side of caution

    House prices have ineed been coming down - so if you bought at £190k two years ago, I think the £180k figure is probably spot on

    You'll probably have to look at other deals at that LTV level I'm afraid

    Agreed - the £180 sounds about right. The sold figure from last year isn't relevant.

    agreed, but it is relevent as the nationwide person should never have put forward 75% LTV offer imo

    You got an illustration with that figure on there?
    The application would have had a current property valuation box on it to fill out? What did you put?

    If you were not happy with that £190k figure you should have said at the time.

    Have you paid any up front fees? If not, just find another lender

    i needed 192k.

    i beleive the house is worth about that. (on a good day obviously)

    last similar one (mid terrace, rather than end tarrace) sold at 197k over 12months ago.

    one is for sale (though not sold) at 200k

    i never filled anything in, i did it in shop, so she filled in the application.

    i just agreed and signed, i am no mortgage expert.

    paid no fees so i can just terminate, so come december i will move onto the abbey SVR.

    very annoyed that nationwide have taken 10 workin days after the valuation to tell me it did not value up.

    they have offered me boe+2.06 as 85% LTV as an alternative.
