Deductions for motor and phone on rental income

A friend has had rental income from a mortgage free home for years and uses a management agent so has very few expenses to claim. However, last year the tenant became a bad payer. There were many phone calls to the agent trying to suss out the updated position on promises and broken promises. In addition some visits to the agent were required to discuss formailities of ending the tenancy.
I know it's not major costs but can a claim be made for 40p a mile for the visits and a small estimate for the phone calls?
