Council Tax Rebanding Advice

Hi All,
I recently bought a house at auction and paid £287k for it, it had previously sold as a new build to a management company in 2005 for £460k, no one has lived in it as it was then lease as a showhome.
It has been banded as a G, however if I look at Nationwide house index and price it at Q3 2008 £287k, it says the value in Q1 1991 would be £94k This would drop it to a band E.
I will be trying to get the property rebanded, and wondered what peoples opinions where on my chances? And what the best way to go about it is.

To start with ask the Council what information they require in your application and whether any supporting evidence to back up your price is required. What you paid for it may not count for that much. The banding will depend more on how it compares to the value assigned to similar properties in your area.0

Nationwide price index is too general to be of help in finding 1991 values from 2008 auction price. In England and Wales, appeals against Council Tax bands are dealt with by the Valuation Office Agency (part of HMRC), their website www.voa.gov.uk is well worth looking at.
Your best course of action is to look at the bands of nearby houses of a similar size and type and also look in local newspaper archives for the prices such houses were being advertised at. If you do make an appeal, and there are time limits, the VOA should send you details of comparable dwellings if they believe band is correct.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

New to this forum, please take easy.I live in lothian scotland.Made proposal on line for rebanding in sep 08.two weeks later recieved letter from assessor valid proposal,then again an other letter in mid Dec08 saying (I hereby inform you that i have referred it as an apeal to local valuation apeal panel,you will recieve formal notice of hearing in due courseand same time explaining the procedure to be followed)Any one can advice me please that what will happen next.they will call me to committe meeting also what type of prepration i have to do.how they have apeal meetings?Please advice me as much you can.Thanks0
