Okay, gone are the 7-8 x multiple lendings and the subprime market

..which as far as I can see were the main reason for the bubble, along with BTL. I agree that lending will return - the banks depend on it after all - but it will be far more restricted, which I think will lead to a long period of lower, static house prices rather than a return to 2007 values; which were unsustainable anyway.

This graph will start levelling off next month and perhaps improving as they will be comparing -ve's with -ve's not +ve's

You don't even understand what supply are demand are do you? Demand is the number of people willing to buy at a certain price. Likewise supply is the number of people willing to sell at a certain price.

At the moment supply is increasing slightly (moving rightwards) and demand is sharply decreasing (leftwards). Hence the equilibrium price is falling.

    :money:

    Demand in stagnation periods smarty.

On a tiny scale....What happens when a house is up for sale for £100k and you have 3 interested parties? 1st interested party offers £90k, 2nd offers £100k, and the 3rd offers £110k as they really like the house. The 1st interested party really likes the house more so, so they up their offer to £115k and so on and on;) House on the market for £100k sells for £120k because the demand for that house outstripped the supply of that house i.e 1 house 3 interested parties.

On such a small scale obviously but simple supply and demand ;)

    Simple ;)

There are vast numbers out there just waiting on this stagnation. I suspect half the renters on this forum actually.

Im well aware of supply and demand. What happens when a house is for sale for £100k? 1st interested party offers £90k, 2nd offers £100k, and the 3rd offers £110 as they really like the house. The 1st interested party really likes the house more so, so they up their offer to £115k and so on and on;) House on the market for £100k sells for £120k because the demand for that house perhaps outstrips the supply of that house i.e 1 house 3 interested parties

But this bidding-up scenario is only possible if the banks are willing to instantly and constantly lend more and more or the buyers have the spare cash to hand from savings. Neither scenario looks likely in the near future.
