I wouldn't worry about that,afterall I'm sure they understand that it's just a negotiating start point. We found that when we offered the £125,000 they got back to us with "no that's too low, but we'll take £135,000", so just starting negotiations knocked 5 grand off the price.kurt-sam wrote:worrying about upsetting them, offending them and making them dislike us!
I would suggest working out the maximum you are prepared to pay and making that the middle point from your starting offer (if that makes any sense).

Well, after a hectic day of getting conveyancing quotes from everywhere I could think of, I have picked a local solicitors rather than an internet based company. I really wanted someone I could go and see in person with any problems, and have eventually found somewhere that isn't really much more expensive than the internet ones. We are the third in a chain (first time buyers, our buyers and us); they are virtually pushing us out the door. We found the one and only house of all that we've looked at that we want. Made an offer that is 96.6% of asking price and were rejected and told that they want what is 98.3% or they're not moving. No negotiation - the EA won't even put forward anything else. Yet we know they will lose the house they want if they don't negotiate with us as no-one else is in our position that is interested. Apparently the chain would end one step up from the dream house and that seller is refusing to budge as she's selling up and wants her cash.
