Unless this valuation has allready taken into account a realistic selling price the low point for the transfer value should be 1/2 the realistic equity after selling. Then you split the saving made by not needing to sell.
This figure will likely be much lower and probably negative where you owe him money
If you can get him to agree to the higher value then you have done well.
The key will be can he support this mortgage based on his income and if the mortgage valuer comes up with a high enough number to make this level of borrowing feasable.0
