hi im looking to re-mortgage at the minute on a 2 year fixed deal wich i normally go for,the deals are pretty poor, ive been told to snap up the best offer just now,but im not sure about doing this plus the fact ive heard some people say that interest rates could come down again and again to 3% therefore a tracker might be good,my fixed rate ends on dec 13.
could someone please give me some ideas on this?

How tight is your monthly budget?
Could you afford the mortgage if rates went up by the same margin?I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. If your answer had been no - then a fixed rate would have been the option to go for
However, as you say you have enough income spare to cover rate increases, and if you are happy to take a risk with rates going down further, then it looks like a tracker is the option you want to go for.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
