Hi, my current discount mortgage is coming to an end. I have tried various comparison sites and they are all telling me that I have no chance of getting a mortgage.

My home is worth £100,000 - I have a mortgage of £35,000 - and now for the bad news - I owe £11,500 in credit cards (although my total credit limit is £29,100).

Will my current lender give me a new deal and if so would I have to pay any fees when I would be staying with them?

I have never missed a payment.

Any advice would be much appreciated.

    You should be ok if you stick with your current lender, they won't credit score you again.

    As for the fees, it depends on whether you choose a new product that has fees or not, most do these days.

    We're with YBS and didn't pay a fee to switch each bank/bs is different.
