Roofer in Edinburgh
Can anyone recommend a Roofing company in the Edinburgh area to quote me for re tiling my roof please? I have been quoted from £7500 with a one year guarantee to £23000 with a 15 year guarantee:eek:. I have been ripped off in the last 3 years re my roof and am at a loss who to choose. I want someone who can give me more than 1 years cover but doesn't charge the earth.

The cost of your roof will depend on what type of materials you want it covered in. Typically concrete tiles are cheapest (10 tiles per metre square), then slates (depending on size and quality) than clay tiles (small format -10 x 6).
Typically you should budget for about £20 per square metre of roof for concrete tiles, about £30 for slates and about £40 for clay tiles. This includes for the costs of underlay (the sheeting material which goes underneath the tiles) battens to which the tiles are fixed, tiles, and labour for fixing them.
Then you will need to add the cost of scaffolding (about £10 per square metre of wall / brickwork) plus about £300 for skips and about £7 per metre for stripping off the existing material.
Always try and use an accredited company, the trade body for the industry is the National Federation of Roofing Contractors (www.NFRC.org) and they should be able to point you in the right direction.

Thank you. I will look out my estimates to see how much they cover. The cheapest was covered by the roofing federation ans was using Spanish tiles but I have been advised since that Welsh are much better and longer lasting for Scotland. Are you a Roofer ? I'm wondering what the difference in price is from Spanish to Welsh slates and see if I can get a better price. Also is there anyone I could get to check over the roof once it's done if a company only give me a 1 year guarantee? I work for a roofing manufacturer, hence the comments, but based in england. I don't really know Edinburgh so can't suggest anyone to do the job.
Spanish slates come in all sorts of qualities (as do welsh). Generally Welsh are considered to be superior, but that really depends on who carries out the work. Slates require a degree of sorting for thickness and variation before they are fixed on the roof and this should be reflected in the price. Without carrying out this work you can be left with a very unattractive looking job.
There are alternatives to natural slate, reconstituted slate (made from re-cycled slate crushed and bound in a resin), fibre cement (made from cement and glass fibre) and thinner leading edge concrete tiles. Of these reconstituted are considered to be closest in appearance to natural slates.
Most roofing contractors will only provide a 12 month guarantee because they are simply covering their workmanship, the guarantee for performance of the roof should be provided by the materials supplier. Take care on checking what is covered. Many suppliers will guarantee that their products will remain durable for a period of time (usually in excess of 25 years). However durability isn't a performance guarantee (i.e. keep out the rain). Peformance guarantees relate to the minimum period you can expect the roof to do its job. Here the maximum for pitched roof tends to be 15 years, in other words the supplier expects that the roof when installed correctly by the roofer should perform for a minimum of 15 years without having to carry out maintenance.
It might be worthwhile contacting the major players in the supply field for further information about the products available for your type of property.
