Buy-to-let from abroad - Looking for help

Hi everyone,
I have a property in the UK with a normal Nationwide mortgage on it. I rent it to tenants, with permission from NW.
I would like to re-mortgage the property to release some equity in order to have a deposit to buy a house where I currently work (Dubai).
I already approached 2 brokers who assured me it could be done, I gave them all the details, I am still looking for help today.
Property price (Nationwide price calculator) 126K
Outstanding amount: 29K
Looking to borrow: 35K
Total re-mortgage: 64K
Monthly income from tenants: GBP 533
I would hope that this would cover the interests + capital on the 64K mortgage.
I have been with NW for 10 years now, never missed a payment.
Can anyone please help me?

I am looking for someone to help me through this, and the only places I can look for help is either Google or MSE. I also understand that I most probably need to pay for this service, which is not a problem.
So if you know a reputable mortgage adviser who is ready to communicate by phone and/or email, please be kind enough to PM me with your recommendation.

This should be relatively straight forward
Criteria has got tighter, but you should be able to get standard deals on this BTL scenario
