Morning Mr. B. Hope you are well sir. Thanked your post again, it`s good to agree from time to time. I know St. Helens quite well and would agree about it being a low waged area. I also live in a similar area and we have had some of the strongest hpi. I really do wonder what is holding this mad market up.

How is the motor trade? Sells of consumer electronics, my field, is still taking a beating.

Evening pobby sorry for the delay in replying, don't visit here too much these days.
We are holding our own to be fair but could be better.
Just got to try a little harder with the customers and sell a few more gaps to keep me in the life i have become accustomed to...How are you doing then? Not too good?

I went to look at a new build last week.
The asking price was £180k and when I offered £140k (house sold, ready to move immediately) the sales guy looked at me as though I`d just landed from planet Zogg.
    Talk about gift-horse and mouth.
    I await a phone call.

If that was last week the £140k must look a bit generous after another 7 days of price falls :rotfl:
  • Where I used to live (when I bought 4 bed house for 40k 12 years ago) there has been a new 'exclusive development' built of 'executive 4 and 5 bedroom houses', this village is nice but not posh by any stretch of the imagination, and out of approx 1000 houses had only about 20 4 beds so definitely needed more to be built, but when I sold mine for £130k they built these new ones starting price.........£320k!!! this was 3 years ago, there are 9 houses on the develpment, they have sold 1, but the builder refuses to lower the price, fortunately he is financially in a position to weather the storm, so he says and will just wait.....and wait.....and wait probably

This village is a lovely village and because most of the houses are 2bed semi's they do desperately need more 4 bed homes for families to move up, but we could never have afforded to move up to the 5 bed from our 4 bed (not that we wanted to), a price difference of £300k (the 5 bed was and still is priced at £425k), but how could anyone living here sell one of their 3 beds that are worth around £130k now to afford a 4 bed at £200k more????, they're havin a larf!

    How about this lovely flat:
    http://www.rightmove.co.uk/viewdetails-9090918.rsp?pa_n=1&tr_t=buy&mam_disp=true

Only 600k. Bargain! I mean it was originally on for 780k, that's a huge saving. Right!?

This in an area where the average wage, I would hazard a guess, is well below 20k.

Same area, same view, same size, not a new build:
    http://www.rightmove.co.uk/viewdetails-20440769.rsp?pa_n=8&tr_t=buy&mam_disp=true

140k. Open to offers. And it has been on the market a while. Going nowhere at that price (not surprising when 4 bed townhouses are available for under 120k!)

Ok, the second one is still overpriced (I'd take a house over a flat any day, and houses are cheaper - it's the sea view more than anything I think), and could do with a few grand spent on it to fix it up to look nice, but seriously, the new build prices are ridiculous :rotfl:

Do beg your pardon. As you say you haven't been around much and I read somewhere that one of your personas might be horseinhatman.

Clearly my mistake and I shall put right anyone else who makes such a slanderous suggestion. :o
