Which type of mortgage and who with?

Our plan was to downsize in a couple of years time but we have now seen a house which is everything we would want and in the right location so we were thinking of going ahead and buying this property which will give us time to sort the existing house out and get it ready to sell.
We don't have a mortgage on the current house but would need to take out a mortgage for the new one. We could put down about 20% deposit but we will want to pay off the mortgage whenever we eventually sell our current home.
Can anyone advise which type of mortgage would be best and if possible where to get it. We're in Northern Ireland so I don't know if all the lenders will cover here.

The most important thing is to get a mortgage with no early repayment charges, as hopefully, you won't need it for long.
The interest rate probably won't be that great, but at least you will have total flexibility.
Most UK lenders are OK with Northern Ireland.
Skipton do a 7.29% rate with minimal set up fees.
