If my wife has a bad credit rating would it be better (and if possible and it makes a difference) to apply for a new mortgage in my name only ?

If she has a bad credit rating then yes, she would probably affect the rates and/or amounts you could look to borrow.
Going it alone, in a sole name is possible, as long as your sole income is enough to support the mortgageI am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Thanks for the reply herbiesjp.
My income is 32k while partner's is 10K.
We are looking at a borrowing aroing 75K with a LTV of just under 30%.
Would I be better going it alone based on these figures ?0 -
As long as you have no other debts in your name you should be fine, especially with the low LTV
Going it alone would mean getting the better rates, rather than being penalised for your wife's bad credit history.
She will go down on the application as being a person other than the applicant living there, but here income and credit history will not be taken into acountI am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
