Been to see a house

And I love it!!! Its a 3 bed detached (quite small though) with a garage and gardens, in an absolutely lovely quiet area. We are currently in a three bed ex-council house in an awful area. We have had murders each end of the road. Anthony Walker was also murdered round the corner.

Anyway I'm now in a right state over the checks they do on you, have emailed the letting agent and explained we have credit problems and our giving up our house (but haven't mentioned bankruptcy) as it will be a few months yet. Its a lot cheaper than our mortgage and we will get some housing allowance to.

Bet youa pound to a penny we get knocked back, and to top it all off someone else was viewing it today!

  • Fingers crossed Tracy...apply and see what happens..Anyone any tips on what you would say / do in a situation like this?? Im in a council flat but the area is so bad that I would love to rent privately but the security of the council tenancy keeps me here even though they did try to evict me, so Tracy keep looking around, like your positive attitude..good luck

    Not sure what you can say to stand more hance of getting it,just apply and if it was meant to be you will get it. Double check there is no bc clause in any aggreement so it can go t*t* up at a later date.Dx

    Good luck Tracey, would be lovely for you to start afresh in a nice area and nice home.

    Anne need to send you a pm over your comment on eviction now as that has worried me!

    Hope to see you back here Tracey with some good news, but as Dalip says if it is meant to be it will be, and do check the tenancy on BRs.

    Have replied to your PM, my council threatened to evict me pre BR not because of my BR, I had not paid my rent and had buried my head in the sand and ignored there offers of help so they did what they had to do and went for posession, this was granted but is on hold as long as I pay the £5.00 per week till the arrears are cleared then Im home and dry and the posession order is done with after Ive cleared my rent account.

    BR should not affect anyones council tenancy it hasnt mine, infact they have been very good about it, I told them about it and they said ok keep paying the £5.00 till your arrears are paid off and the OR has allowed me to do so.
    BUT I would check your councils tenancy agreement, ask them for copy of it as your entitled to one if youve lost it.
    They did evict the folk above me last week but they were drug pushers squatting in there friends flat and everyone was round at all times of the day and night buying of them. Even though they were a pain in the butt etc it wasnt pleasant watching the council chuck there posessions into 2 skips, they had cleared off and ignored the council who gave them 28 days to remove there posessions they didnt so in came the clearing out company and wanged everything in to the skips, local folk had a field day helping themselves:eek: :eek: .

    They had broken into my flat last year whilst I was away, and stole nothing of value cos there wasnt anything of value in there, I thought they might have left me a tenner to help the poor lady downstairs :rotfl: :rotfl: but they didnt :D:D .

    Just check with your council Rylynn, dont ignore them, they dont go away, infact mines have been pretty much decent despite my troubles with them. Hope that clears up the confusion my comments caused.

    I rang my council/ha a while back for another poster to ask about bc and eviction. I was told by law they were not allowed to evict due to bc. If anybody is concerned make sure your rent is not in arrears and they have no OTHER reason to evict you.Dx

  • Ooh, fingers crossed for you!! I hope everything works out for you.

    We did the same today - viewed a house, loved it and put a holding deposit down.

    In our case, we'd told the letting agents from the very beginning that we would most likely fail a credit score as we were investigating the option of bankruptcy. They were okay about it and said that we would have to pay 3 months rent up front instead (many ask for 6 months) as a way around passing the credit check. They will now check our credit score (to confirm our bankruptcy) and get an employer reference for OH.

    One thing I will say is to anyone about to go into rented is that you mustn't try to avoid telling them as it can actually be construed as fraudulently trying to take out a tenancy. If you with-hold information about bankruptcy or CCJs etc and they then show up on your credit search, it would not be good and will have an even worse impact on your credit score. (Apparently, this is what another letting agent told me) Also, by covering your back and being honest from the start, there will be no bankruptcy clause in your agreement so one less thing to worry about.
