House buying in Scotland

Hi there,
is it ok to put an offer below the asking price for a house in Scotland?
The system here is offers over a specified amount but we think the price is about £15,000 too much. Has anyone ever done it? Also, is anyone still offering a 95% mortgage?

the 'system' in scotland is usually offers over
but in today's climate lots are on at fixed price.
there is absolutely nothing in the world to stop you putting in an offer lower than athe asking price and see what they say- the estate agent may know if the seller is desparate or no.
(they can only say no and again in today's market they may just bite your arm off).
i am ashamed to admit that i accepted a lower than asking price offer for my home once upon a time. it still hurts.0 -

Up until the summer the O/O "price" round my way let you know the owner wanted that +15% or so. If you really wanted it though, the sky was the limit. Times are a changing though and there is nothing to stop you contacting the vendor directly and flying a kite.0

houses arent selling that quick so well worth a try...nothing ventured nothing gained!

We offered £5k less than the offers over price for our house 18 months ago - it was a property that had been on the market for ages. They snapped our hand off, so we were delighted!

Our house was fixed price and we offered below that [in 2004] as it had been on the market a while. First offer they said no and we upped it a bit and they agreed. Worth a go definitely. Sorry don't know re the 95% - better to ask on the mortgage board for that advice.
