Ideas to add value to this house

House coming up for auction soon.

Seemed good value and then I saw the work needed!

Anyway, if anyone has advice on layout it would be appreciated.

Town house on 3 floors. Small back garden and front garden is now mainly a driveway. End of terrace.

Grould floor: Hall, lounge, kitchen (decent, converted from original garage), downstairs toilet.

Middle floor: Large bedroom to front (could be second living room), small bathroom, small bedroom containing shower and sink.

Top floor: Large bedroom to front, small bedroom, tiny boxroom.

boxroom on top floor could work as an office, so that would give 3 OK bedrooms and an office, but the small bedroom on the middle floor is stumping me. Now that it contains the shower and sink, there is no room for a bed. The shower could be turned around to be part of the bathroom but that would leave half of the bath hidden behind the shower (though now the bath is half hidden by a wall). Ideally the shower needs to go and the bathroom enlarged, this would make the bedroom big enough to just fit a bed. Still leaves the house with 4 bedrooms plus a study and only one bathroom.

    Statistics don't tell the whole picture. Only numbers 1 to 8 are town houses, the remainder on the road are much smaller 3 bed terraces.

    In the area prices haven't yet dropped to 2006 levels, let alone 2005. This is the road off it:

    I haven't yet said what I would bid.

    Just wanted any ideas of sorting out the bedrooms rather than price advice.

    Well, better get in there fast before they do drop then. Can't hang about in this market.

    What's wrong with the advertised layout?
    Unless we see a floorplan, to scale, it's difficult to make reasonable suggestions.
