re-mortgage recommendations with 5 yrs remaining

I'm helping my Mum remortgage as her 4.89% fixed rate comes to an end in November and woud like to start the ball rolling now. She has only got 5 years remaining on the mortgage and I think it would be best to fix the remainder for 5 years then she's not got to worry about going through the process again or incur any more mortgage product fees before the end of the mortgage term.

Mortgage requirements:-

- Current lender - C&G (not bothered about staying with them, happy to port elsewhere)
- No credit problems
- LTV less than 40%
- Mortgage required £60,000 (£45,000 Interest only + £15,000 repayment)
- Preferably 5 year fixed
- Low upfront product fee/obviously low rate as possible (but understand these are now rare)

She's obviously quite 'low risk' as there is plenty of equity in her house even taking a very pessimistic valuation of the property.

Can anyone recommend any current products that would fit this criteria?

    Northern Rock do a 5.99% fixed for five years.
    Free survey, free legal fees.
    All you pay is the £35 telegraphic transfer fee.

    That deal scores highly over cheaper rate products because of the lack of fees.

    I've been tipped it will be pulled soon though, so act fast if you want it !

  • Sorry, forgot to mention she is 63 years old. NR won't offer her a 5 year deal - only a 2 yr tracker presumably because of her age.

    Perhaps Nationwide ?

    They'll go to 75 and have a 5 year fix with free legals and free valuation @ 5.78%. Arrangement fee is £599

  • Thanks - is this deal available direct with NW? I've looked on their website and the best 5yr fixed they had is 5.98%?
