Mortgage application advice required

Options
My wife and I are currently in the process of selling our house.

I am currently looking at mortgages and wish to have this in place before (and if) we sell.

My query is that she has a balance of £1500 outstanding on a credit card and has missed a payment not so long ago, the first and only I hasten to add.

I am responsible for the mortgage repayments and have never missed a payment. I would consider us to be low risk as we have a large deposit and an RTV of 30%

Would my wife's forgetfullness affect a mortgage application ?

My dilemna is do I proceed with a joint application or just apply in my name ?

  • If you are using a decent broker they will speak to the lenders and decide on the best course of action for you.

A few months back, most lenders would have paid little attention to that missed payment.

Sadly, in these days when they are looking for reasons not to lend, it will fail the score with some.

However, you should be OK, taking into account the other factors. You should be able to still get a high street lender.
