    halifax, bm solutions, but rate will be 7-7.5%

    mummy2aimee - You might be better sorting out the product transfer with Halifax and getting a rate locked down at 85-90% which will be relatively attractive. You can then look at a further advance with Halifax to sort out your debt consolidation, and if that isnt available then maybe a secured loan with another lender (though likely to be expensive).

    Nationwide are still doing 95% loans.

    You need to contact them direct as they are not offering them via mortgage brokers. Try this;

    Not available to the OP as she is looking to remortgage and capital raise. Nationwide will not go to 95% or even 90% in those circumstances.
  • At the moment my loan is at a rate of about 6.9%, I might need to see if i can extend the term of the loan to about 10 years then i can get a mortgage with a lower ltv since i wont be adding my personal loan onto the mortgage.
