Setting Up Business At Home

My wife is currently looking at setting up a physiotheray practice from our home. We've got a dedicated room and the equipment but I've had a little bit of difficulty getting quotes for insurance. Our existing home insurers (buildings and contents) say that our cover will cease to be in force as soon as the business is running and they won't quote for a new policy. I've looked at a couple of companies who specialise in physios working from home but they won't cover Northern Ireland.

Has anybody had any experience of getting home insurance in Northern Ireland when they've started any type of business that involves clients coming to the house?

    I am with Axa and i childmind at home. There was no problem ... as long as they were aware what I was doing they were happy. Dont think my premiums went up either.

  • Your rates will also go up, as business rates differ from home..
    You may also run into trouble putting any type of business sign up without planning.
  • you need to takethe following into consideration.

    Insurance(for the home) as some insurance companies will deem your home a business premises and will not cover.

    Any covenants that may be in force regarding your home. Check with your solictor.

    Water Bills- best thing to to is get a meter. if you don't and they find out they will bill you the equivilant amount based on the rateable value of the property and it could ru into thousands.

    Planning permission- if you plan to work from home you may need it.

    be careful of the increased traffic to and from your home. this can cause problems with the neighbours and you might find the roads dept. or the police at your door.

    there may be more points but these are the ones i know about. and why do i know? because they all raised their ugly head one day and bit me on the bum and i ended up moving into a proper commercial property.

  • We have an office and use todd and son - they were recommended to us by another friend who has a business. Dorethy is the name of the person we deal with at Todds and she really seems to know what she is doing - she is really pleasant and efficient to deal with. I'm sure she would be able to steer you in the right direction.

    They do our home office at a good rate, I do it all online but when I have needed to phone them it gets sorted out quickly
