Releasing funds from mortgage

If I want to raise funds for building an extension to my house (and also clear some debt) is it straight forward to do. I know my house is worth much more than it was when I bought it 2 years ago.

    1 Who said your house is worth more than 2 years ago ?
    2 how much equity do you have in the property ?
    3 how much deposit did you put down ?
    4 can you afford the extra payments as well as the mortgage bearing in mind
    you have other debts ! (which you are going to clear with a bigger loan )
    If the figures add up and your existing lender is happy to lend you the money then no problem just give them a call.
