I've already reduced the asking price by nearly 20% since Feb 08, I don't want to reduce by much more until the properties I've been looking at buying start to come down.
That's exactly it, Marc! I remember during the last slump the agents saying to me (just before they went broke) "Do you want to sell?". My reply was "No, I want to move house."
Eventually, I sold for less than I wanted, a bargain price actually, but I traded up to a house that was twice the size at an even more bargain price.No reliance should be placed on the above! Absolutely none, do you hear?0 -
As far as my purchasing ventures stands these 'cheeky' offers aint working with decent property.
I viewed an ideal property @ £290k the owner implied about the market and prices dropping,to which i took as a hint.
I offered £240k immediately ko'd,with the reply 'i'd rather take it off the market',i currently have increased my offer to £265k and am awaiting a reply.
Theres plenty of crap that seems to be taking massive reductions and moving in my areaOfficial MR B fan club,dont go............................0 -
Offers are just that .. offers. No one has to accept them though you may get lucky and find a desperate seller who will take a really lowball offer.
There is an awful lot of resistance to the notion that the market is dictating price falls (though there was none at all to the market indicating 10% year on year rises, strangely enough) but buying a house has never really been a quick and easy process.
You'll likely be paying off the mortgage on any house for 20 years or more so there's no need to rush into paying more than you have to when the trend for prices is downwards and likely to stay that way for the foreseeable future.
I agree with !!!!!! offers are just offers just as asking price is just an asking price and if they were realistic in the last 18 months I would have bought by now! so yes they are coming down and agents are still shoving the same details in my face that they were 6 weeks ago only but now with 20-30k knocked off the asking price. Which for me still isnt enough in terms of what is on offer in my area and circumstances. What vendors and agents seem to NOT realise or acknowledge even now is that prices of transactions 6-12 months ago were too bl**dy high/ overpriced in the first place! :eek: Also I was rather hoping I could have one of these six week transactions that people talk about (not that I've ever had one myself! but I do hear about them!) mmmmmmmmmmakes me feel like staying put for the moment!

Yet some of the larger properties we've been keeping an eye on for the past few months haven't dropped a bit. I'm guessing its that the larger properties are still getting a fair amount of viewings because there are people looking to scale up but those trying to sell looking aren't getting many viewings as there are few FTBs at the moment.
Guess they'll have to reduce the price and accept a lower offer eventually!0 -

one house - needs COMPLETE modernisation! has been on the market for at least a year now will not entertain offers less than 2k of the asking price the - asking price has not budged for the last 9 months :eek:
