How much is your house worth?

    The young couple next door to us moved in last July (2007) three bed semi in Kent (not a nice part either) with semi integral garage, paid £177500. Two identical properties in this close and the next one have come onto rightmove in the last three days, one at £162k and the other at £157k. If our neighbours aren't in negative equity they must have had a large deposit.

    But keeping slightly on topic, on the 'nicer' side of town (approx 1-2 miles down the road) ,the exact same style houses are for sale with the cheapest being £190k, the most expensive being a staggering £235k! All have the words either, 'in the extremely sought after area of' or 'the desirable area of'.
  • The question is how much is your house worth, if I factor in 30% fall in value then it is now worth £500k.
    However it does not matter as this will not be sold until the youngest has upped sticks which could be another 20 years.
  • I bought my 80 years leasehold 2-bed flat in Weybridge (Surrey) for 260k 6 years ago (it is old but was refurbished). Since then I spent 18K buying the freehold with other residents. I got it valued 2 weeks ago and the EA said ask for 250 and expect 235 for it:(

    I think the answer to this thread by everyone here should be "not as much as yesterday", unless you exchanged contracts recently people can have no idea.

    Looking on Rightmove or your local EA's window is futile as the majority of sellers are still in denial, for me as a potential FTB (after selling earlier this year and taking a big hit) I would be offering at least 25% off current asking prices, if they laugh in my face I will be back next year to offer 30% off their asking price.

    People will get the message eventually but it takes a long time hence these slumps usually last years
