Who to trust?

I'm so confused! Basically we got in trouble (long story..must go post about that on the marriage board) and the only way we could see improving anything was a remortgage. Only debt is a secured loan ..we have tonnes of equity in our house. Had a broker come over 3 months ago. We still have no remortgage but we do have 2 offers..but now we are scared to take them.
This is because of the length of time the brokers have taken and the faffing about gave us a bad feeling. The repayments weren't much cheaper than what we are struggling to pay now..mortgage plus loan. Totally different deal from the one originally offered when the guy came to our house.
I knew CAB like can't help with such things. We asked about and the CCCS told us about mortgage victims. They have contacted a broker and he has pointed out the lingo in the key facts and where they could rip us off. Apparently these mortgage companies we have offers from are well known as being iffy. The kind that lend to anyone. We aren't that bad..we've not defaulted, no ccjs or anything. Just that our bank refused us so we didn't know where else to go.
Now we are paranoid..Kinda hoping because this group were recommended by the CCCS they are kosher. What do you reckon?

Who are the lenders concerned?

Well we have a 78k mortgage, house worth about 150-160k. We wanted to borrow 20 to cover our loan and a bit left so I could learn to drive at last. The brokers are national guarantee, lenders are platform and southern pacific. Why they gave us 2 we are not sure exactly.
I don't have the exact figures in front of me as my husband took them to work with him, he's not home yet. Seemed iffy as the repayments are almost double what we pay now yet only borrowing 20k more not doubling our mortgage! This charity group pointed out the wording on the fees part is really iffy, they said the application fee was too high at over 2k.
My husband just found them on the net after halifax refused us, we have our mortgage with them now and we had asked to have a further advance but Computer says no!
It's all just a bit muddling, sometime we wonder if it would be better off selling up (but then rent is too high here) or moving to some remote place up north (but we've lived here all our lives)!
With unsecured debt there's no end of impartial advice..but talk about a mortgage and where's the help then?0
