Good Tracker Rate

I have just read in the Sunday papers of a good tracker rate mortgage by Birmingham Midshires of 4.24% for 2 years with arrangement fee of £699. Does anyone know if there are any additional charges for legals etc? I have tried to find out more but I think they only deal via brokers and there was nothing on their website.
I have a mortgage of £134,000 for 23 years and am looking to remortgage asap - I want to keep my monthly repayments as low as possible - I also have credit card debt of about £8k (all on 0% interest at the moment). I would welcome any advise.

BM have the branch network and BM solutions - which I believe is aimed more at broker business ( not sure if they also take direct)
They have a 2 or 3 of products listed similiar to the one you mention , but not exactly ( the 4.25% with £699 fee seems the closest - no freebies on that one, some of the others have but higher rates)
If you are sure it was 4.24% than perhaps it was an exclusive
there are loads of "exclusives" around at moment- some lower than the rate you quote ( but higher fees)

I too have had a look for you, and as Payless, have only found the 4.25%.
NO free incentives on this scheme, and in addition to the £699 remember the valuation and legal fees.
