IVA Complete Creditor Still Looking for Money

My problem is i have just completed a 3 year IVA but now need to find 20K to pay off Northern Rock due to the fact when i took out the IVA my flat had increased in value.
My current mortgage outstanding is £32k.
Property Value £70k
Salary £21k
Monthly Mortgage £280.00
I could easily afford a new mortgage but due to the fact i had an IVA the Banks and loan compaines will not touch me (even though i could easily afford a £52k mortage). There is at least 2 mortage brokers who are offering me a mortage but the rate they offer is not in my best interest (10-11%). This would defeat the purpose in taking the IVA out in the first place.
Sorry for rambling. I hope the above info is understandable and that you may be able to help point me in the right direction.

now that you have finished paying the iva could you not pay the extra money from that to nr or into a seperate account to save the 20K???

sorry but why is NR looking £20k ? was their debt included in IVA? If it was they cannot come back looking more after IVA is complete even if your property has increased in value.
