Possible way out of second charge!

Just though I would share an experience with you that could help.
Even if one person benefits all the better!
I won't go into the background, but the short and curlies were that I had a 66k mortage with IF and a 43k loan with EPF.
I wanted to put both together to save money etc.
Anyway, two problems 1) not many people would lend me the entire amount, while the settlement figure with EPF was 45,500.
Anyway, EPF are owned by HSBC. They did lend me the entire amount, and knocked off over 2k in charges from EPF.
The mortgage I took was the 1 per cent above base tracker.
There were no tie ins, so once it went through, applied to Nationwide at 4.59 and switched the lot.
In all, its saved me around £200 per month at no cost!
