smallish mortgage

i have seen a house we really like for £91,500. we weren't intedning to buy for another 2-3 yrs so have no deposit. also, credit wise we are not perfect, no ccj's though but missed payments etc. i earn 25.5k, ote 37k, my partner earns 21k. what is thelikelihood of a: 100% mortgage, or b, 95% mortgage and 5k unsecured loan?

Yes you can still get 100% mortgages (2 deals remain in the UK market) and there is 1 95% deal plus a 5% cash back. as to your credit file again a mortgage broker will be able to assist by carrying out a "Decision in Principle" with a lender. This will give you indication of if they will lend and how much. Another option is to apply for your own credit file from companys like Credit call, Experian etc. Once obtained goto a broker and he will help you from there. hi, thanks for your quick reply. who are offering 100% mortgages?? i am very keen to proceed asap, although i know our credit rating is not so good i am guessing that a mortgage which is 2x our joint income is pretty realistic, albeit with a higher rate. i know we can afford the payments etc so would be really keen to hear who can help0
