House Prices In South Wales - The Mumbles??

Hi there - please does anyone out there have any clues as to whether prices are dropping as quickly as other places - in the Mumbles, Gower, nr Swansea?? Friend has to move to that area - and would like to live there .... seen a house she likes - small - almost a fishermans cottage really - 2 bedroom, one living room, kitchen, small terraced garden - unusual that it has parking space ...agent has it on for about 225K - other houses in that area in that price range are not selling .... agent seems to be unaware that newspapers are reporing the downward spiral of house prices .... maybe Mumbles is unaffected???? Any advice would be much appreciated! Thank you

    Tell her to rent in the area for 12-18 months :) Prices will drop

    Prices in Gower have gone up loads in recent years. My guess is that they will also come down loads. If the EAs are unaware of the prices falling then they are either dolts, or they are playing games.

    Mind you, I know of a few vendors in that area who are simply refusing to budge on price because they are in no real hurry to move. That's just as well, because their houses aren't selling.

    Where is your friend moving from? Gower is a fabulous place but my guess is that he/she will either love it or hate it. I'd agree with the renting option, and not only because of the house prices.
  • Tell her to have a look at Sketty - its not very far to drive to the Mumbles from there and she will get loads more for her money. There are some really nice roads there and she will get a lot more house for her money.

    If your friend uses or downloads Firefox, she can then use the add-on Property Bee, which will show her what house prices in any chosen area are doing when she browses Rightmove.

She is coming down from 'the black country', and does not really want to go to Sketty - I think shehas looked .... i think cos she is so far from the sea now, she wants to be near the sea. Davesnave - what is Firefox please? I dont know what it is for? What does it do on computer? Sorry to be a dolt!

    Firefox is an alternative Internet browser to Internet Explorer and is available to download here:

    http://www.mozilla.com/en-US/

    Having done that,(your friend can keep Internet Explorer as her main browser if she wishes) the add-on Property Bee can be downloaded here:

    http://www.property-bee.com/

    Property Bee only works with Firefox, not IE7, and it is one of many things you can add. It simply allows you to work with others to reveal the sales history of any property on Rightmove, which is about 95% of properties these days. Very useful if you are just starting to look in a new area.

    Hope that helps. I am not from Wales, but I spend a lot of time there, and I would spend even more, if I could sell my house! Mumbles is good, but the Gower is a tad windy for me as a place to live rather than visit.

    From what I have read elsewhere a lot of second home owners are selling in the Gower and prices are dropping fast.

    Do not buy now!

    I used to live in Mumbles so this thread is making me nostalgic! It's a lovely place with villagey feel. Gower holiday homes may not suit because of the commute whereas Mumbles is only 5 miles from the city centre. I completely agree with renting first, that's what I did. I can't see what's wrong with Sketty but if she wants to be a bit nearer the sea she could try Brynmill or West Cross or Norton.

    Ice-cream from Verdis on the front, beers in Vincents, shopping in the Oystermouth Co-op, Going up to Gower Castle, Over the cliffes to the Big Apple at Langland, mini-golf and crazy-golf, hiring those quadricycles, swimming round the bay at Three Cliffs, getting sunburnt on the walk back, sighing at Michael Douglas's pad having closed off half the walks over the top, going up the pier, chicken and chips in the cafe, go on the slot machine, dodging the rain on the way back by Nab Rock.

    No idea on the money front but a good place to live.
