Renting

Anyone got any renting tips struggling to find somewhere with such a bad credit score everyone wants the term of rent upfront which is a lot of money any advice im in the Hull area looking for something around 700-900 three bedroom but withou paying six months upfront

    Hi there,

    All I can suggest is to try private rentals advertised in the local paper, newsagents' windows etc as they tend not to do a credit check.

    Or, do as we did and phone round some letting agencies anonymously and see if you can find one that will accommodate you. Have a look on rightmove maybe, then phone the agencies letting the properties you like the look of. We found 2 in our area-they tended to be the smaller, independent agencies, who said there would be no problem as they use a guarantor anyway.

    Hi dickoa,

    We managed to rent a property when we were both undischarged bankrupts. It took a lot of doing and we tried every estate agent and letting agent within a reasonable distance of where we worked.

    Renting property with a bad credit rating or during bankruptcy can be problematic but it can be done. We were still un-discharged when we needed to rent a property and contacted all the local agents; most were unhelpful but one suggested we write an accompanying letter explaining why we’d be good tenants, and he’d forward it to the landlord and let him decide. I’ve never chosen my words so carefully and we were accepted.

    We're quite familiar with the Hull area and there are absolutely loads of new developments, with lots of them stood empty. Be prepared to put in a lot of effort and you'll find somebody who's overstretched themselves and desperate to let a property.

    Emphasise the fact that you've no debts, and you're careful conscientious people, you'll look after the house and the garden, and there'll never be a problem with paying the rent.

    "Talk the talk" put yourself in the landlords postition, be reassuring and confident, grateful.

    The problem arises because a lot of landlords who go through agencies are sold 'rent guarantee' policies, which create income for the agent so are pushed quite hard.

    Unfortunately, these policies exclude having bankrupts as tenants. So, you're not a victim of a well thought out policy or prejudice just the conditions of these policies. They all do credit checks but a landlord can easily brush that to one side if he wants, but losing his rent guarantee could be too much.

    As previously said, anything outside the agencies is where you're more likely to get a result. Go on a viewing and have the deposit in cash, not necessarily to hand over, just to give the landlord sight. The old sales technique of giving and then taking away can work wonders.

    Thanks guys some real good tips there there maybe light at the end of the tunnel after all its frustrating when ya see one and then get shot down but oh well back to the hunting
