I live South of the river and the only one bed flat i know in that range is a friend renting for #650 in new cross... but I used to rent a room in a stunning flat for that in clapham - one beds seem to have crept up over the last few years, we pay 1150 for ours (smallest flat in London tm!). Might be worth looking in Earlsfield or Wandsworth Town for the cheap Wworth council tax, zone 3 and 2 respectively, or perhaps the tooting bec end of tooting. I think your best starting point for flat prices is gumtree, it lets you select north/south and get an idea of prices!

I know it is not going to be easy for DS & GF, and they may need to lower their expectations, I think they are really desperate for there own space, rather than a room in a flat, they have both had 4 years+ now of doing this initially in uni for DS and now as he works away from home, upmarket from the uni place but still nothing to call his own. They are with us in a few weeks and will hopefully have time to throw a lot of balls in the air and do some what if's.

They could try getting a flat/studio that has all bills included (inc council tax). Gumtree often has these sort of flats. As others have said don't discount studios. Before I bought my flat, I lived in a studio, that had a massive kitchen and bathroom but because the sitting room and bedroom were combined, it was called a studio. That was £800 a month. I would recommend north of the river and west (but thats a personal choice!!)0
