Ground rent company admin charges

When I remortgaged I was charged £75 by Estates & Management, the comapny to whom I pay m,y ground rent (£2.10 per year!!)
I was told by the solicitor overseeing the remortgage that I could do nothing about this, and non-mayment would hold up or prevent the remortage going through. I asked E&M to justify this but got no real answer. How can it cost £75 to simply change the name of a mortgage company?
They clearly make very little on ground rent as the fee is so small, so seek to rip people off in other ways. They also tried to charge me lots of money (owed by previous owner, who paid it in the end) when I bought the house, 90% of this was admin fees that they had made up. They are dishonest bullies.
I intend to remortage again next year, and will i'm sure be ripped off again. Does anyone have any advice on how to avoid this, or indeed to recoup the £75 I have already paid.
