Charging order

Can anyone help me, I have a charging order on my house from Northern Rock. I am finding it increasingly difficult to keep paying the mortgage every month and I think that selling the house and moving into rented accomodation is the only way I can go.
Does anybody know how this will affect the charging order - the mortgage outstanding is £165,000 and we have had it valued at £155,000 :mad: :mad:
what comeback do Northern Rock have if there is no excess after paying the mortgage off
