The test I always ask in this sort of situation is......
If you had to rent a house very similar to yours in the same area how much would it cost ?
If it is significantly below what you are paying on an interest only mortgage then there is a compelling argument to sell and rent. If it's the other way round then explore ways of trying to hold on.
As Ian mentioned, C&G will cherry pick NR customers so you have to plan on the basis that you are stuck with NR until you definately know otherwise. My gut feeling is that if you are struggling then you would not have enough income to support a C&G mortgage on one income.0
