CONGRATULATIONS! I hope to be in your shoes one of these days. Down-sizing has to be one of the best mortgage shrinking options, if practical. What's an "ex pit home"? Do you mean ex council?

Ours is ex council - which is another great tip for cheaper housing. People can be really snobby about living in a road with socially-housed people, so you can save 1000's. If we had chosen a comparable house in a private road in the area it could have cost us 10-20k more (it's quite a "desirable" area)!! As it is I prefer where we are coz it's nearer the bus stops (no car) and our neighbours are lovely families.
Initial mortgage: £77500 over 25yrs wef Apr 2006
    Now: £72800

Thanks norbertsmum; quite obvious really! In our area there are lots of railway-workers homes from back in the steam days; they tended to be council & some still are. Most are quite small terraces, but very conveniently placed though. Ironically the prices seem to be rising due to rich commuters needing a "bi-jou pied-a-terre"...

...anyway, I shouldn't talk about houseprices, it probably makes the "credit crunch" worse or something.
