Employed Full Time (Temp Agency) & Self Employed ... Any Advice Please?

Hi Everyone,

I am currently employed full time through a temp agency though (On about 13k) but only since the start of June this year. I am also self employed since February along side this. My income from this is about £80 a week. So all in currently about 17k per yr.

I am after a 64k mortgage for a a shared ownership apartment I would get a 60% share for this price. (Local government / Housing scheme)

Could anyone advise, am I living in cloud cookoo land thinking I can get a mortgage?

Can I get a self cert for this do I need to be in permanent employment for 3months and go the normal mortgage route before I will get any offers?

I am living with my parents currently so time is the issue really.

There is the guarantor route of my parents as they are mortgage free but they have already said no when I asked but I think it's the only way I can get one.

Any ideas?
I'm single and a first time buyer, I will let out a bedroom when it's furnished but I have heard mortgage lenders shouldn't be told about this but I'm not sure why not.

Any help greatly appreciated.
