If you can prove that £182,000 was a sale I would do that. If not it is your word against the surveyor.

A client of mine has just had Abbey put a value on his house of £190k using the automated valuation model and the surveyor put £260k on it when he went round.
Have you got the best deal you can through the Halifax? It may be worth speaking to a good whole of market broker to see what's out there and if you can get a free valuation done then if it does get down valued it may not present too much of a problem.
