Mortgage Valuation

Hi
My house valuation is tomorrow.
Im not 100% sure what is involved, but he has made an appointment so wants to look around the house. Is there anything I can do quickly which may influence the valuation (my instinct is no, but I thought it worth asking anyway)

i had a valuation recently as well.
theres nothing you can do really.0 -
if its just a simple mortgage valuation then there is little you can do. You could make sure its clean, tidy and the grounds are well kept. It may gain you a small amount. Any obvious damage to the property should be repaired. However, the valuerer will see past most of this but if you are cutting it close then it could just be enough to make a difference.I am an Independent Financial Adviser (IFA). Just make sure it is clean and tidy, the surveyor will already havea good idea how much your property is worth.
With regards to valuation will you be ok with this years price or are you going to need last years? as the best rates are now below 75% and with some below 60%

I was expecting a drive-by valuation, thats what a lot of people have mentioned on this site. I guess that can vary from lender to lender though.
I was mainly thinking about my slightly leaking gutters, but I can fix that tonight no problem. Other then that I will make sure it's tidy.

I bought the house 18months ago for £169,500 - Am hoping for something around this area as I have made a few improvements. At the moment my LTV is 74.5% based on this valuation, so I am preparing myself for the worse but we'll see - fingers crossed!0

Is this a valuation by an Estate Agent or a Surveryer? If its an Estate agent they will value it on what, like for like properties are selling for in that area at the moment. The things that you can effect istantly by cleaning and clearing will be it "Saleabilty" ie if its free off clutter it will appear larger, if it clean it will appear that as yopu keep it clean and tidy you would most likley have kept it to good standard of maitanece on areas that can't be seen. If you've got a surveryer coming round he will be looking at the structure, when mine was surveried in July he was there for 2 hours and check everything from the roof to the garden, if the boiler was in service, if the windows were covered by a warrenty (double glazed) did have any knowledge of subsidence ect not if i cleaned up.

House revalued at £171,000 - phew, just made it for a 75%LTV mortgage from Nationwide!
